Adobe block/straw-bale studio (built to residential code) 2385 sq ft., full bath, 2 loft spaces + 3 workspaces separated by sliding panels. Hot water solar panel, in-floor radiant heat, sculptural fireplace. Inclusion of two 12 cu ft. kilns, gas & wood-fired, is negotiable. This building is an open invitation to many uses.
Adobe block out-building - now used as a B&B guest room. Has electricity and flue in place for a small wood stove. A charming "away" place.
The January 09 article in Portland's newspaper The Oregonian generated considerable interest in our property.
We are moving back to Portland because we feel the need to downsize and be near our families and grandchild who arrived in the world this January. To those who find it hard to believe that we would walk away from such a magical place, we point out that "we make things and sell them in order to make more." Hummingbird just happens to be the largest piece of art we have ever created. We will miss our friends and community here, (and the sunshine!) and plan to visit often.
.Please confirm by email that you would like to be added to the list of those who have inquired. We welcome your further interest and invite you to come visit, either for a quick tour or to stay in our B&B. and we will send you more in depth descriptions and photos as they are updated. Your phone number and mailing address would also be appreciated, in case email fails.

Applegate Valley property FOR SALE :
Passive solar green Post & Beam/Straw-bale Home, 2500 sq.ft. earthen plaster inside and out, highly energy efficient with super-insulation, low-e windows, thermal masses in earthen floor and efficient clean-burning masonry stove/fireplace (kachelofen), hot water solar panel and on-demand propane water heater, low-flush toilets, 5000 gal. roof-catchment water cistern, central vacuum, skylights and recycled interior windows for natural lighting.
Three bedrooms (one is a studio apartment with kitchenette), 2 1/2 baths, , custom kitchen, sun/mud room, unfinished bonus room, large cool-storage room, Trex decks, large concrete/stone front porch. Designed and built by the artist-owners, using the time tested precepts of A Pattern Language, Passive Solar and Feng Shui, with many original art details.
4.33 sunny, view acres above sight of road. Well delivers 8 gpm at 240 feet- new pump and pipe in 2009. The property has been cleared for fire defense, culled of noxious weeds, is above the flood plain of the Applegate River. Beautiful unobstructed view of the eastern hills beyond the river. Non-intrusive neighbors. Organic garden, fruit trees, perennials.
Hi-speed internet, TV and phone. Cable service is unusual in the Applegate Valley and integral to our business success. The line extends only a mile beyond our property.
Our Bed and Breakfast business is a side-line for us; we are professional artists and value our studio time. However, we enjoy our guests and the time spent/dollar earned ratio for the B&B makes it well worth our while. We advertise only through brochures and a web link with the Jacksonville Chamber of Commerce and a link on the Britt Music Festival site. Our B&B revenue doubled each year from 2004-2008. It has held steady in 2009 representing about 40 nights when we had one to six guests. Clearly there is room for growth here! The wine industry in the Valley is growing fast and we have not even attempted to capture that market.
The price: High-end home values in the Applegate Valley have held well; visitors often remark that we have a "million dollar place", and we feel confident that the someone in this wide world will recognize the unique value of HUMMINGBIRD. We are in the processes of completing what we started here, but are willing to consider offers at any time. Valuing this unique property is difficult as there is nothing comparable.
Realizing that we can run numbers until we are cross-eyed and never figure out all the variables involved , we are listing the price of the property at $875,000, includes completion of unfinished projects and everything to do with the businesses and studio, even though each inclusion is optional. We will deal with the variables based on an individual offers, so let us know what you envision and we'll go from there.
We are willing to carry up to a 10 yr. contract on this sale with a sufficient down-payment. This may be a necessity as banks are not yet savvy about straw-bale homes.
We will also extend Courtesy to Brokers.
It is a cliché in Real Estate to list a property as a "must see", but we would add to that -"must feel". If you browse through the years of creation in the Photo Gallery of Hummingbird's Construction you might get a sense of our dedication to making a remarkable Place, and also the goodwill bestowed by the family, friends and friends of friends who helped us realize our dream.
Art Workshops - unlike the B&B, which was an after-thought, our studio was built to accommodate ceramics workshops. For the last six summers we have been presenting 3 to 5 three-day workshops with prominent ceramic instructors and have attracted participants from Hawaii to NewYork, as well as Ashland and Portland. Several years we have also included painting workshops which were equally well received. More
All Best,
Dennis and Leslie
